Use Advanced Search when you want to create a focused list of properties based on multiple search criteria.
For example, you can search for residential properties in a specific county, within a certain value range, with specific property characteristics, listing activity, mortgage details, or owner profile information.
Advanced Search is useful when you want to:
- Find properties that match a client’s needs
- Research a specific market or neighborhood
- Identify properties with certain ownership, mortgage, or listing details
- Create a focused list of properties for review
To access Advanced Search, select Advanced Search and Map Search below the simple search box.
On the Advanced Search page, if you previously saved search criteria or a list of results, you can select either the criteria to populate on the search page or the results list to open from one of the drop-down lists.
You can enter one or more counties to start a new search. When searching by county, select the box on the left to see a list of available counties. You can also begin typing a county name to refine the list.
After selecting one or more counties, use any section on the page to enter your search criteria. You can use a single section or combine multiple sections to create a more focused search.
Each section includes a Submit button, so you do not have to scroll to the bottom of the page to run your search. After entering your criteria, select any Submit button to view your results.
Available fields may vary by county based on the data available for that area.
Search by Map
Use the map to search within a specific area.
This is helpful when you want to focus on a neighborhood, subdivision, school area, or custom area that is easier to define visually than by entering search fields.
Search by Location
Use location criteria to search by details such as county, subdivision, street name, or other available location fields.
This is helpful when you want to focus your search on a specific area, neighborhood, or group of streets.
Your search options depend on the public tax record data available from the selected county or counties. Some fields may allow multiple entries.
Search by Property Value
Use property value criteria when you want to search by values, prices, or sale dates.
For example, you can search for properties with a last sale price over a certain amount, properties sold within a certain date range, or properties within a specific assessed value range.
To search above a certain value, enter the minimum amount in the left field and leave the right field blank. The same approach can be used for dates when you want to search after a specific date.
Search by Property Characteristics
Use property characteristics when you want to find properties based on physical or classification details.
This may include criteria such as:
- Property type
- Land use
- Improvement type
- Square footage
- Acreage
- Year built
- Number of stories
- Bedrooms
- Bathrooms
For example, you can search for single-family residential properties with at least three bedrooms and two bathrooms.
The county assessor determines property type, improvement type, and land use values, so available options may vary by county.
Search by Mortgage
Use mortgage-related fields when you want to search for properties based on available mortgage details.
This can help you identify properties that may be relevant for mortgage-based research or follow-up. Mortgage-related fields can help you identify properties that may be worth reviewing for financing-related opportunities.
Depending on available data, fields may include mortgage-related criteria also available in Prospecting.
Search by Owner Profile
Use owner profile criteria when you want to search based on ownership details.
This can help you find owner-occupied properties, absentee owners, previous owners, or other owner-related criteria when available.
Owner profile searches are useful when researching ownership patterns or building a targeted list of properties for review.
Search by MLS Listing
Use listing criteria when you want to search for properties based on MLS listing activity.
This can help you find properties with specific listing statuses or MLS-related details.
For example, you might search for residential properties in a selected county with three or more bedrooms and two or more bathrooms that are currently active in the MLS.
You can combine listing criteria with other Advanced Search fields to narrow your results further.
