Use search filters in Prospecting to create a more targeted list of property leads.
Filters help you narrow your results based on what you are trying to find, such as potential sellers, investment opportunities, specific property types, mortgage details, ownership situations, or properties in a defined area.
This can help you build a better outreach list before exporting results or creating mailing labels.
When to use search filters
Use Prospecting filters when you want to:
- Find owners who may be likely to sell
- Search for properties with certain mortgage or loan characteristics
- Identify properties with active foreclosure records
- Target rental or multi-unit opportunities
- Focus on specific property types, building details, or ownership situations
- Build a targeted mailing or marketing list
How to use filters in Prospecting
- Open Prospecting.
- Select the county or counties you want to search or draw your area on the map.
- Open the filter you want to use.
- Select your criteria.
- Click Update if prompted.
- Review the updated results list.
- Add more filters if you want to narrow your results further.
Your results update as filters are applied.
Common filter types
Prospecting includes several types of filters to help you build a focused list.
Common filter types include:
- Location filters, such as zip code, subdivision, school zones, census tract, or map area
- Owner filters, such as owner type or ownership duration
- Listing filters, such as MLS listing status
- Mortgage filters, such as loan type, mortgage age, or cash buyers
- Property filters, such as property type, land use, acreage, building units, building stories, or year built
- Risk or status filters, such as flood zone or active foreclosure status
Available filters may vary by county based on the data available for the selected area.

Examples of how filters can help
Search by loan type
Use Loan Type to search for properties associated with specific loan types, such as FHA or VA loans.
This can help identify properties that may be worth reviewing for assumable loan opportunities. Loan type alone does not confirm whether a loan can be assumed, but it can help you find properties that may deserve a closer look.
Search for active foreclosure records
Use Foreclosure Status to include properties with an active foreclosure record.
This may help agents and investors identify properties that need further review for buyer or investor opportunities.
To use this filter, select Include only active foreclosures.
Search by building details
Use building-related filters when you want to narrow your list based on property structure details.
Use Building Stories to search by the number of stories or levels associated with a building.
Use Building Units to search by the number of units associated with a property. This can be useful when looking for rental, investment, or multi-unit property opportunities.
Tips for better results
Start with a broad search, then add filters one at a time. This makes it easier to understand how each filter changes your results.
If your results are too broad, add another filter to narrow the list.
If your results are too limited, remove one or more filters or expand your range values.
Things to know
Not all filters are available in every county. Filters depend on the property data available for the selected area.
Some filters only appear when the selected county has the supporting data. For example, building-related filters require building data, and foreclosure-related filters require foreclosure data.
The filters you apply affect your Prospecting results list. If you export your results, you may also be able to include the selected criteria in your CSV export.
